Lost PRC Certificate
Local Authorities have been carrying out repairs to PRC houses for nearly 30 years unfortunately many of these PRC repairs were never issued with a PRC Certificate making it difficult to arrange a mortgage or sell your home. This has become even more so now that mortgages are in short supply. Surveyors are also becoming much more aware of repaired PRC homes and are increasingly requesting a PRC Certificate before mortgage lenders wil offer loans.
Issuing a PRC Certificate
Engineers who issue replacement PRC Certificates should be qualified and have an in depth knowledge of PRC repairs. The Engineers we work with have over 25 years experience in PRC repairs and are accepted by mortgage lenders as being experts in PRC housing. We utilise Engineers who are members of the Institution of Structural Engineers qualified as CEng MIStrutE or CEng FIStructE.
How to Arrange a PRC Certificate
Because we have such an in depth knowledge of the types of PRC repairs carried out all over England and Wales in a lot of cases we are able to give you sound advice on the repair carried out to your home with a simple telephone call.
Before a retrospective PRC Certificate can be issued a thorough inspection needs to carried out on the property to confirm which repair has been carried out. I most cases we can arrange for the inspection and PRC Certificate to be issued in 5 days.
What you should do first
Check with the Local Authority and Builder to see if they have a copy PRC Certificate.
If you had a mortgage, check with the mortgage lender and Solicitor they may have a copy on file.
Find out as much information from the Local Authority on the repairs they carried out.

PRC House Types
Airey House Construction
Most Airey houses have been repaired by Local Authorities using the Halifax Approved Scheme or similar. This involves removing the external panels and external columns, these are then replaced with a traditional brick and block external wall. The PRC Certificate will give you a 60 year structural guarantee and is accepted by major high street mortgage lenders.
Airey House Yorkshire
Leeds City Council devised their own scheme to repair Airey construction houses which has been used all over Yorkshire. The majority of these Airey houses have been repaired to a similar scheme to the Halifax Approved Scheme, the main difference is that the Leeds scheme left the vertical concrete posts in place and built special shaped blocks around these posts. The Halifax scheme removed the concrete posts.
PRC Homes Ltd Repair Scheme Airey Houses
The PRC Homes licensed scheme again removed the outside concrete walls and replaced with traditional brick and block walls. Internally the concrete posts in the spine wall were removed and replaced. A false wall was also built against the party wall, usually in blockwork, or load bearing timber. It is very rare that an Airey has been repaired by the Local Authority to a PRC Homes licence.
Cornish Unit Repair
The majority of Cornish Unit (Types 1 & 2) houses have been repaired by the Local Authority to a PRC Homes Licence. Mortgages are widely available from many High Street Banks and Building Societies.
Unity PRC Houses
Most Unity houses have been repaired over the years by Local Authorities to a PRC Homes licence making them easily accepted for mortgages. There are lots of Unity houses which have only had a brick skin built around the outside concrete walls and these are not classed as repaired and not acceptable for mortgages. Wates PRC Houses
There are so many different PRC repair schemes for Wates houses some widely acceptable for mortgages and others less so that you should seek expert advice. We can let you know if the repair undertaken is acceptable for a mortgage.
Woolaway Construction
Local Authority Woolaway houses have usually been repaired to a PRC Homes licence and are acceptable to high street lenders.
Woolaway Bungalow
A few years ago mortgage lenders would lend on Woolaway bungalows without any repairs being carried out. Over the last 2 years we have found that the same lenders will not lend on Woolaway bungalows until the exterior concrete walls have been replaced with a traditional brick cavity wall. Although Woolaway bungalows are not on the PRC defective list they are becoming very difficult to mortgage without a PRC Certificate.
